Felix Mecha Nyakundi studied at the University of Nairobi, graduating with a Bachelor of Arts in Political Science and Government (1990–1993). Nyakundi joined the Ministry of Lands as a junior officer in 2006.
Over the next two decades, he steadily rose through the ranks to become the Principal Land Registrar, serving sequentially in Baringo, Kilifi, and Thika.
Between 2013 and 2024, his official gross monthly salary was a modest Sh69,660 rising to Sh115,630. Yet, during this exact timeline, he transformed into an unexplainable multi-millionaire.
According to the Ethics and Anti-Corruption Commission (EACC) forensic investigations and court testimonies, his multi-layered graft scheme heavily abused his administrative powers over land titles.
While stationed as the Principal Registrar in Kilifi County, Nyakundi abused public land settlement programs intended for squatters and low-income citizens. He bypasses legal protocols to covertly allocate prime public settlement plots to his wife (Stellah Nyaboke Otwori) and his shell companies. This included illegal acquisition of public land in the Chakama Phase I & II and Mavueni B settlement schemes.
Nyakundi deliberately delayed public land administration processes to manufacture a need for "speed-up payments." He did not collect the money himself; instead, he deployed trusted proxies and middlemen, identified in court records as Boaz Sila Oseko and Samuel Murungi, to act as his street-level bribe collectors.
Nyakundi would hold these title deeds in his office, and demand a bribe from the owners to release them. A classic example occurred when he held a citizen's title deed hostage for two years, eventually demanding a Sh400,000 "mandatory facilitation fee" through his agents before he would sign off on it.
To conceal the massive influx of cash, Nyakundi weaponized his family circle. He spread millions across a web of M-Pesa lines and bank accounts registered to his unemployed wife.
When cornered in court, Nyakundi attempted a classic layering cover-up story, presenting fabricated trading permits, leases, and financial statements to claim that the multi-millions came from cash-heavy businesses like farming, timber, and catering.
High Court Justice Benjamin Mwikya Musyoki dismissed the defense entirely, noting that a real multi-million shilling corporate enterprise would have verified invoices, real payroll records, and formal offices, none of which Nyakundi's family possessed.
On September 18, 2026, the Anti-Corruption and Economic Crimes Court ordered former Principal Land Registrar Felix Mecha Nyakundi to forfeit Sh426.8 million in unexplained wealth. Justice Benjamin Mwikya Musyoki found that Nyakundi, his wife Stellah Nyaboke Otwori, and associated companies amassed assets vastly disproportionate to his official salary of Sh69,660 to Sh115,630 between 2013 and 2024.
The 18 properties permanently forfeited by Felix Mecha Nyakundi and his family are valued at a combined Sh177.11 million. Under Section 55 of the Anti-Corruption and Economic Crimes Act, the High Court stripped ownership of these assets because they could not be tied to legitimate income.
The court-ordered forfeitures include real estate such as the Bantu Hotel, located along Kangundo Road in Nairobi, this high-value commercial asset is valued at Sh107.7 million. In the list is SOA apartment block, a multi-unit residential apartment building located in the Utawala area of Nairobi, valued at Sh35 million, and a Mombasa Penthouse Luxury Unit, which is a high-end penthouse apartment located in Mombasa, valued at Sh19 million.
The remaining parcels consist of 11 plots of land spread out across Kilifi and Thika, collectively valued at Sh15.41 million. The title deeds for these 18 properties were split across different names in the registrar's family circle:
Properties registered individually in Nyakundi’s name.
One land parcel registered jointly under Nyakundi and his wife, Stellah Nyaboke Otwori.
Listen,
Before you commit to marrying a woman,
Scrutinize her family.
Know her culture, beliefs and traditions.
Don't marry a woman whose family's beliefs and traditions conflict with yours.
Marry a woman whose cultural beliefs are in agreement with your beliefs.
She and her family must agree to let her become subservient to your family and even religion.
If she is SDA, and you are Catholic, she must abandon SDA and become a Catholic.
She has no excuse for insisting on being SDA. If she is not ready, end the commitment immediately.
Know her parents.
You might be marrying a woman whose father is a night-runner and whose mother is a witch.
Her parents must first respect your parents.
You are doing them a favour by marrying their daughter. Otherwise, she would be a burden to them, fighting her mother, competing with her brothers, and leaving behind a chain of fatherless babies.
If her parents despise your parents because they think your parents are poor, or because they are of a community they loathe, then don't commit.
You must get this right.
Don't just meet a woman in the streets or in college, start an affair, and then impregnate her, and then marry.
This is starting on the wrong footing.
Understand her origin.
• Where does she come from?
• Who is her father?
• What is her family history
• Where are her elder sisters? Are they married?
Otherwise, you will discover serious wounds that were hidden from you, and it will be too late to undo the damage.
Don't marry these rudderless, uncouth, alcoholic women of the city.
They will become an unnecessary burden in your life.
In the end, you and the children will suffer.
But most of you think that because you went to Harvard, have a PhD, and drive a Porsche, you are so clever.
Families that disavow their cultural source will eventually collapse.
Most Clients are now embracing Trusts over Wills. Here are some of the benefits of a Trust:
1. Trust assets are separate from matrimonial property, meaning that upon divorce, property properly held in a Trust will not form part of the matrimonial property available for division.
2. If you go broke and your business fails, Trust assets are protected from creditors. Clever people understand this.
3. Trusts are tax efficient. Beneficiaries receive distributions without being taxed again where the relevant tax has already been paid by the trustee.
4. Upon your death, beneficiaries benefit from Trust assets without having to go through the lengthy succession cases.
There are numerous other benefits of Trusts. That’s why I get excited whenever I’m registering one.Registering a Trust takes one or two weeks.
Women are naturally indecisive, gullible and vulnerable. That is why they thrive in the presence of men or get conned, misled and punished if there is no man, father or husband guiding and protecting her.

In 2007, ODM/Pentagon got tired of Kibaki and PNU trolling them, so they released this diss track in response. It was hilarious.
