Most homeowners aren’t selling + high existing values + cost of teardown + new construction (duplex/triplex) mean density will only happen where the numbers actually make sense
@kevsaucebro I get the frustration, missing middle is trying to address this (pending litigation). Vacant lots are just easier/faster to develop, and more housing is more housing, even if not steps from a metro. Still plenty of under-developed parcels in the R-B corridor ripe for this too.

Many operate as tax-exempt “non-profits” while running massive commercial systems.
This results in less competition, higher costs, and shrinking tax bases.
GLP-1s are a solid reminder that the best solutions to complex problems often come from scientific ingenuity, not just policy mandates. Protecting incentives that make breakthroughs possible isn't just good for business, it's good for patients and society. More of this thinking!

The obesity crisis seemed liked it would just get worse and worse forever. Scolding from public health officials didn't work. Proposals to completely overhaul our food systems were dead on arrival.
Instead, we invented a weekly shot (based on Gila monster venom!) that fixes obesity directly.
And now, thanks to the economic incentives in our biomedical industry, we have follow-on drugs that will be cheaper, even more effective, and easier to administer (by taking a pill instead of a shot).
Policymakers should be focused on figuring out how we can get more breakthrough drugs like GLP-1s (and faster). They also should think hard about which slopulist ideas might inadvertently kill the goose that lays the golden eggs.
@davidaxelrod When Dems had a trifecta and passed the IRA in 2022 they could have structured the enhanced ACA Premium Tax Credits to expire after 10 years instead of setting up the cliff at the end of 2025. This was a political choice, and didn’t have to be so.
