Doesn’t look like you had a bone graft after extraction, are you planning on getting the implant? If so, that would be very important.
Root canals are great options to save teeth, but they’re not immune from getting reinfected.
Looks like you also had a failing crown on the back side of the tooth, which would’ve had to be replaced at some point.

In-office whitening with 35% gel will do a better job in 1 hour, but cost $500.
No side effects except potential tooth sensitivity which goes away in less than 2 days. Gum irritation not an issue if the procedure is administered correctly. Tooth dehydration happens anytime you open your mouth for an extended period, i.e. dental cleanings, fillings, or even nightime mouth breathers, and also goes away within a few hours.

Niche business, can’t imagine what an auction like this would sell for, luckily we’ll never have to. Tenants that organize their units like these have near zero risk of not paying.
