@AvidCommentator Marginal cost of housing is set by the cost of a new house. I don't see the cost of materials or labour falling. There is a floor for housing prices. If house prices dips below that, supply will stop.
@AvidCommentator Perfectly correlated with the Covid cash give aways and the jump in construction material inflation. This made new housing expensive in relation to the rental return, so less was purchased by investors, so there were fewer places to rent lowering vacancy rates, pushing up rents.
@MarkoMatvikov It would be nice if the government encouraged and facilitated assimilation. Maybe give grants to local community organisations to run classes on various aspects of Australian life and culture?

@HowardFMaclean Problem is that 10 years capital gains income are taxed in a single financial year, so even income that would be tax free at $18,000 per year, gets pushed into the 37% tax bracket at $180,000 in a single year.
