As a realtor or agent in this real estate industry, in a world where the good die young, I’d advise you to be a bad person.
Over time, I’ve come to understand something differently, especially for realtors and agents in this business.
The “good” realtors, the ones that want to please every prospective buyer they meet, will even go as far as spending their time, energy, and money, only for the prospect not to turn up in the end.
They easily believe and rely on whatever a prospect or client tells them, forgetting that in this business, “trust” is a scarce commodity.
Just the way we have agents, ọmọ onile, and real estate companies that are not straightforward is the same way we have clients and buyers who are deceitful and not honest.
Once a realtor or agent continues in this act of “goodness,” they’ll die early in this business. What I mean is, they’ll get frustrated and eventually leave.
However, when I say you should be a “bad” person, I’m not talking about being dishonest to prospects or clients.
What I mean is, don’t allow a prospect to use and dump you. Be bold enough to let a prospect know when they’re going out of line. Be bold enough to charge for your logistics or inconveniency fee.
Be wise enough to know when a prospect, or even a client, is not being straightforward, and avoid them immediately.
At the same time, always do everything possible to protect your client, whether you’re working for a real estate company or independently.
People will say you’re too strict or too precise, but the truth is, this business is not just about selling land or building a house, it’s about protecting your name.
You can’t last long in this business if you’re too soft and “good.” Ask around.

This is why I usually encourage you all not to hesitate to do a Deed of Assignment immediately after buying land from ọmọ onile.
A man called me yesterday night, and he was explaining his experience about a plot of land he bought in 2022 in Badagry for ₦1.5M.
He said he didn’t prepare a Deed of Assignment then, he just did it now because he has been seeing my posts recently about not joking with it.
Although he had done a small fence on the land, after preparing the document, he took it to them last Saturday to sign. They told him he would have to bring ₦900K before they would sign any document.
Now he doesn’t know what to do because he doesn’t have up to that amount, both home and abroad.
He said he has been pleading with them since Saturday, but they’re not ready to listen, which is why he’s reaching out to me.
The thing about buying land from ọmọ onile is that if you do the right thing immediately, you won’t really encounter any problems with them.
If he had given them the document to sign immediately after buying the land, the highest they would have collected from him is money for schnapps and maybe ₦20K.
Like I’ve said before, they usually hope and even pray that you don’t bring the document for them to sign. But if you allow that to happen, you will almost suffer the kind of pain Jesus Christ went through while carrying the cross to Calvary, except the ọmọ onile are just being kind.
Anything that will make you delay signing the Deed of Assignment immediately after buying land from ọmọ onile should be avoided. It will be very difficult for them to come together to sign that document after they have spent your land money a long time ago. In some cases, you may have to pay an amount close to what you originally bought the land for before they will even give you attention to sign any document.
