RFP Homes is a real estate investment platform connecting investors with off-market single-family properties, tools, and resources to build wealth across Texas.
A billion-dollar corporate HQ taking shape on the old EDS campus. Big employer moves like this pull new households into the area. Investors: single-family rentals within an easy commute are first in line for that demand.
69% of Texas REALTORS had clients who didn't compete against other offers this year, up from 57%. For investors that means inspection periods, repair credits and price are back on the table. Buy right while the field is thin.
Competition among homebuyers eased this year, according to the Texas REALTORS® 2026 Texas Homebuying Experience Report. The report shows that 69% of REALTORS® had clients who did not compete against other offers, up from 57% last year. https://t.co/srzOHPDxfL
@TannerBuilds That yard is the whole listing. On a rental, a fenced backyard and a covered patio widen your tenant pool to families and pet owners. Cheap upgrade, big draw.
@treyjustice Nail down five things: down payment, rate, amortization, balloon date, and whether the seller's mortgage has a due-on-sale clause. If there's a loan on it, have a real estate attorney draft it. What is the seller asking for?
@kennysoldthat Before calling it $250 a month, add vacancy and capex. Hypothetical: 5% vacancy on $2,600 is $130, and $150 a month in roof and HVAC reserves puts it slightly negative. Fix it on price or terms, then buy.
@1scottcarson The rule that trips people up with SDIRA real estate: everything runs through the IRA. Repairs, taxes and insurance get paid from it, rent goes back into it, and you can't do the rehab yourself or use the property.
@Humphreytalks Same curve on a rental mortgage. Early payments are mostly interest. By the last decade of a 30-year loan, most of each payment is principal your tenant is paying down for you. The back half is where the equity piles up.
@ThinkAppraiser For a lot of people the second retirement account is a house hack. 5% down on DFW's $385,000 September median single-family home is $19,250 (MetroTex/NTREIS). Live in it, then rent it out when you move.
@brianbeers That's the play banks can't match: the seller becomes the lender. A retiring owner usually wants monthly income and a clean handoff more than a lump sum, so terms beat price. Works the same on rental houses.
@GregDaco One more hike this year and nothing in 2027 is a path investors can underwrite. Put today's rate in the numbers, leave the refi out of the plan, and steady carry costs become a feature, not a risk.
@RickPalaciosJr That's the opening for investors. When housing isn't driving the cycle, builders and sellers compete for the buyers who are left. Ask for buydowns, closing costs and repairs. Slow markets are where the terms get written.
@realestatenews Sales rising while rates climb means buyers are adjusting, not waiting. DFW had 31,325 active single-family listings in September (MetroTex/NTREIS). Plenty to choose from if you underwrite at today's rate.
@stlouisfed For investors the workaround is DSCR lending: the loan is sized on the property's rent, not the buyer's personal DTI. It's how a lot of rental buyers keep growing after they max out conventional loans.
@LizAnnSonders DFW is running the other way on price: the single-family median was $385,000 in September, down 1% YoY, with homes selling at 93.9% of list (MetroTex/NTREIS). Prices up nationally, negotiating room for buyers here.
Vacancy is a line item, not a surprise.
DFW single-family leases took 42 days to rent in September, at a $2,300 median (MetroTex/NTREIS).
Hypothetical: one empty month a year is $2,300 lost, about 8% of gross rent.
Budget it before you buy. If it still pencils, buy it.
Seller financing comes down to 5 terms:
1. Price
2. Down payment
3. Interest rate
4. Amortization
5. Balloon date
Most sellers fight hardest on price. Give a little there, win on rate and term, and the deal can still cash flow.
Parker County single-family, September (MetroTex/NTREIS):
• Median price $461,390, down 4% YoY
• 72 days on market
• 94.6% sold-to-list
• 5.1 months of inventory
• Median lease $2,300
More inventory west of Fort Worth means more room to negotiate. Buy right in Parker County.
Single-family version: the appraiser values the house on comps, not cap rate. So forced equity comes from the rehab, and the rent bump shows up in your cash flow and DSCR. Know which lever your property type pays for.
A rental property generates $100k in NOI.
At a 7% cap rate, it’s worth $1.43M.
Increase NOI to $125k and at the same cap rate, it’s worth $1.79M.
That’s $357k in additional value from just $25k in annual NOI.
This is why I focus on forcing appreciation instead of waiting for the market.
