@danielfoch Any property my wife and I have purchased , we modeled at 6% (even when rates where low). I have never understood why the interest was so low in the first place It’s not good business if it’s too low in my opinion

@danielfoch We just renewed (early renewal) and brought our average down to just over 5% commercially
We are set for another 5 years. Oh, all of our properties are cash flow neutral at a 6% rate. That was at purchase. We are upping the rents to bring back former cash flow as cost increase

@BetterWthRachel @AnnLesbyPhD @clemmorton As a gas fitter myself , and yes, I have a gas stove in the house, you just need to run your “properly installed” rangehood when cooking. I have done the test myself with my fancy tools and it makes all the difference if the operator is actually doing what they are supposed to

@stephen_taylor 100% . There is too much tax, and going all electric is just not reasonable at this time. Especially for heating your home, the furnaces are already 99% efficient, how much carbon output do they have at that rate? Is it really about the carbon output?
