Look at what our list actually needs, come next year.
We dont have any super urgent needs right now that the msd can fix(first choice KPD), but we will need a backup mature ruckman for next year assuming we do let Barnett and Flynn go, makes sense we would take whats available and worth a list spot right now

By having 1 older property constantly negatively geared, it can somewhat offset any properties you buy from now on

If you keep borrowing to 80% as the property value goes up, youre basially resetting the loan as if you bought it new. The repayments are higher, interest is higher, and its negatively geared again.
Do that every few years as rent and property values go up.
Itll be forever negatively geared, no undercharging or forgoing rent needed.
