10 years ago: 30-yr mortgage rate was 3.4% & median existing home price in the US was $235k
Today: 30-yr mortgage rate is 7.4% & median existing home price is $418k
Result: $37k increase in down payment (assume 20% down) & 178% increase in monthly payment (from $834 to $2,315)
The U.S. housing market is experiencing one of the worst homebuyer demand recessions in history.
Mortgage purchase applications have collapsed 60% from their pandemic peak.
Demand is now back near 1995 levels, and even lower than at any point during the 2008-2012 housing crash.
Think about that. There are fewer mortgage purchase applications today than during the worst years of the foreclosure crisis.
Homebuyers have effectively gone on strike.
And that's a big problem for sellers.
Because roughly 70% of home purchases are financed with a mortgage. And that's likely to put even more downward pressure on home prices.
The silver lining?
It's a great time to make low ball offers, and pick up houses at big discounts in late 2026.

Polls show this could be the 1st time this century Dems win the statewide House vote in TX due to a big Latino vote swing.
Thus, the TX redistricting may result in no net seat pickup for the GOP!
Bad trend for the GOP in a state that's tops for population growth per @USAFacts
Remembering the great Édith Piaf, who passed away 63 years ago today.
Born in Paris, raised in hardship, and still the voice most people hear when they think of French song.
Pope Leo XIV: Someone who says 'I'm against abortion' but says 'I'm in favor of the death penalty' is not really pro-life. Someone who says that 'I'm against abortion but I'm in agreement with the inhuman treatment of immigrants who are in the United States,' I don't know if that's pro-life.
