One of the most important skills to develop. Strengthening belief and conviction and feeding that over uncertainty and doubt ongoing day in and day out and noticing when you’re hooked as an opportunity to choose “I’ll figure it out”. Simple but not easy. Trusting that it’s all meant to serve you and this too for the good. Whatever it takes. Good reminder that building these powerful mindsets is a skill like everything else. Not born with it but get to become it. Getting 1,000 reps or even 10,000 reps of choosing “I figure it out” instead of “I don’t know” or whatever else can hook you is it.

I’ve seen it firsthand—deals die not because they’re bad, but because someone assumed it wouldn’t work. “It has to be non-recourse.” “I won’t do it above this rate.” “I need X or I’m out.”
Then they move forward anyway—once it’s real.
Lesson: Watch what people do, not what they say.
Take action. Structure creatively.
And don’t block your own momentum.

I’ve always loved that quote.
A fish doesn’t know it’s in water. A bird doesn’t realize it’s in air. And we—more often than we think—fail to see the constraints we’ve placed on ourselves.
It’s true in life. And it’s definitely true in business.
We get so used to what we’ve been doing that we forget what we’re capable of doing.
It becomes easy to overlook real opportunities simply because they don’t match our most recent track record.
A conversation with a friend this week reminded me of that.
We were talking through a financing strategy he’s actively using—and suddenly I saw a version of myself operating at a much higher level.
It hit me: I’ve spent years solving financing challenges across condos, industrial, hotel, office, retail, assisted living, and more.
Yet I caught myself thinking like “the multifamily guy” just because that’s where my recent work has been. That mindset nearly made me overlook some compelling hotel opportunities.

🚨 CPACE lender lists are a trap—here’s the unfiltered truth.
You’ve seen those “hundreds of CPACE lenders” lists and thought, “Great, plenty of options.”
Think again. Only 1-2% of those lenders approve CPACE deals with any real consistency. The rest?
They’re one-offs—exceptions and often done begrudgingly with some real aem twisting.
Maybe you had the billionaire borrower with massive credit behind it and it was an accommodation by that relationship bank or there was half the project costs going in as equity for a major hotel project making it a no-brainer. That’s not your average project.
Don’t be fooled. Assuming CPACE approval is easy—or that you’ll get it at the leverage you want—is a fast track to disappointment. It’s not about the lender’s name on a list; it’s about the story behind your deal:
