@chamath I find it hard to believe both make it out alive once you factor in the competitors catching up closely that can subsidize/bundle their AI with their other wildly popular products. One chose to focus on enterprise while the other is focused for the exit.
It feels like there is less work overall, but all the top players in most fields are still covered up. The mediocre in craft and service are having a tough time. Just what I have gathered from where I live.
In real estate specifically, it seems like everyone made easy money with COVID rates. Tons of new people were getting into the RE Agent, flipping, and Airbnb business. Expecting to see more forced selling as their 5 year fixed is coming due.
@RedWave_Press Couldn't disagree more. You could also incentivize it for first time home buyers on new homes only. Could also help bring down prices of existing homes as well.
@ActuallyClimber If/when the preferred shares catch on, the rate MSTR has to pay goes down. As rates come down, that $7.5T sitting in money markets will eventually be forced to equities to find yield. Jerome Powell wont be in that position for too much longer.

@drgurner I have struggled with pulling the trigger on projects along with imposter syndrome. Waiting for the "perfect time" or being invited into rooms I feel nervous about being "found out" is something I've had to continually work on. Thanks for the reminder Dr. Gurner!

I am finalizing plans and getting close to submit for an exciting historical renovation project. I just learned about the substantial delays holding up projects across the country.
From Grok - "Official guidelines target 30 days per review stage at both the State Historic Preservation Office (SHPO) and NPS, but real-world turnaround often exceeds this due to backlogs, incomplete submissions, and high volume (over 1,000 projects annually)."
I am being told that, based on other historic project timelines, this could take well over a year just to get through stage 2 approval. Hope you can look into this bottleneck. Thanks!
@drgurner I am ALL for it! I've had the same thought over the years. It would obviously be great if a big pizza chain picked it back up and ran with it. I was even considering partnering up with a local pizza spot or fun entertainment place in my hometown. Thanks Dr. Gurner!
For instance, I am renovating a 100 year old building. Due to sky high material prices and small town rental price caps, it wouldnโt be feasible without the Historic tax credits. I could see the red tape and government assistance model becoming the new norm of the west if we arenโt careful.
@drgurner@blakeaburge This may sound crazy, but it feels like the towel throwing is the result of intentional design by more and more government policies around the world. Higher inflation, more red tape, less supply, more government โincentivesโ required to do anything, etc. I hope Iโm wrong.
