@sm23@Ecnerwal23 That’s how most projects work. They have done infrastructure and economic studies, despite the media coverage. You negotiate a top dollar amount the gov’t is willing to help with and then you give the hard numbers as the project begins. Maybe the the full $850 is used. Maybe not

@BigKen472@joelthemingway 23 years ago the city originally owed $356M in principal. Thats now $534M because they didn’t make their payments and refinanced several times. All the while the city makes roughly $50M a year off the stadium, but uses all proceeds for pet projects. Clueless.

Even if we stick with the $39k which likely includes high schoolers and kids in college, there's a 4BR in Whittier for $2,350 or $587/mo pp. Very doable on $3250/mo salary.
@averyeseverson Would you agree that someone making $39k shouldn't be getting a median level 1BR rent? Get a 4br flat with roommates. Chicago, for instance, in Wicker Park, which is a nice neighborhood, you can get a 4BR for $3,400/mo or $850 pp.

@BartonRMShaw Before you say, well something would go there. They estimated about 2,000 residential units could go there. The average tax bill in AH is about $7,400 or $14.8M (wash) without any of the addt'l revenue streams or new business driven by having a major sports team driving commerce.
@BartonRMShaw Because if they don't invest there, then you only get the $3.5M current tax for undeveloped land. By the Bears trying to lock-in tax certainty around $14M, the area is actually getting a 300% tax increase that can be used for the community.

The State and City took on $430M in debt because they own the building/land and generate profit from parking, concerts, sporting events, Bears games, etc. The City/State refinanced their debt several times and never paid off the debt.
