@fortworthchris Think Nashville might be an exception to that northward rule of thumb. Really these cities grow in all directions but seems like south to and beyond Williamson County might be the most prominent.

If a high % of the new MF projects developed under YIMBY policies age really badly (bc of thoughtless design, bad materials or constr) it will tarnish the rep of the movement & make it harder to get support for similar policies in the future.

@DallasAptGP Haven't followed this but kudos to Dallas for making the investment. Has the city had to acquire much right of way or was it already owned by the city & water district?
@Adams_Steven_ I haven't seen her advocate that anyone should be forced to move anywhere. Rather, she puts development ideas out there for consideration as a possible good, *additional* development type in addition to those currently built.

This looks like an incremental improvement aiming to accommodate customers arriving on foot AND by car. In most US places, that's the realistic way to make MORE walkable projects that are *economically viable*.
@cityaestheticss The first three pictures are very attractive, retail environments. What surprising is that? None have very wide sidewalks but the still look great.
@studleyman@cityaestheticss Good point. Just looked up what year historic tax credits became available. Answer: 1976, & expanded w/ better incentives in 1978 & 81. Before that it would have been difficult to arrange financing to fully repair older buildings, esp when needing all new MEP & windows.
@cityaestheticss@LZBataan Think they're referring to the prevailing planning philosophy in the 60s-80s of "removing blight" ie old buildings needing repair/investment. Seems the prevailing philos pivoted hard in the 80s-90s to embrace older architecture, ped friendly enviros, reject more sterile design.
