@Tweets_of_Oscar@maxtempers I think the idea is pricing out the NIMBYs, but it probably wouldn't crush them. I'm not sure the extra incentive to reduce your own tax would be as great as both the incentive for other landowners to sell if they can't afford it + from the authority to be able to fund itself.
@PortugalSt74085@maxtempers That is the value discovery process? The planning process determines the rights the local authority is willing to grant the landowner, those rights (and what you expect would be granted) determine the land's market value.
@Tweets_of_Oscar@maxtempers Yes, but it's not a brand new incentive, it's not as if they don't already.
The thought is that if nearby development increases your land value, but you can't afford holding the land, you sell up for a profit to someone who can do something productive with it.
@BarneyFlames Saudi Arabia banning domestic alfalfa production, and Arizona has extremely liberal groundwater use rights, so the Saudis grow it in Arizona instead (Almarai - Fondomonte Arizona LLC).
@Carloxxxx2 Arizona water use rights are extremely liberal, don't have to pay to abuse groundwater usage. Enterprising Saudis (Almarai - Fondomonte Arizona LLC) grow their alfalfa there since Saudi Arabia banned domestic alfalfa growing to conserve scarce water.
