@goattalkLA@KTLA (cont p5) and then the moment they start to lease below the amount they were allowed to forecast their lease rates at...the previous value valuation of the property based on forecasting doesn't math anymore. So they hold line..till they can't and walk away.
@goattalkLA@KTLA (cont p4) renew leases at the forecasted rates that were never going to be sustainable for a business, and attempted to get new businesses at the "forecasted" loan rates that were never going to happen regardless of covid or crime, causing the spiral we see today.

@goattalkLA@KTLA Let me also follow up, retail rents aren't the only thing that hurt a business: insurance, crime, inflation...all factors. But when solving big problems, you have break things down to smaller problems linearly and then prioritize. Moving from one problem to the next.
@goattalkLA@KTLA The foundation of any local economy storefront business is: can it make more money than it costs to operate. If that foundational profit margin equation fails, then regardless of crime, the business is a no go. Right now retail rents are in no-go territory. Math.
@MarkSoCal68@KTLA I can explain why low interest rate loans without real oversight & unverified "dream" forecasting created empty storefronts that can't support any real businesses in many LA areas other than showcase businesses 2 feed into "branding" 4 an online component. Explain your rationale.
