Remote workers in US will be competing with pay for workers in India and pretty soon Bangladesh

@ErinCollard@aakashgupta Bad take across the board. Builders have reported falling construction costs. They are slowing starts because they can’t sell. TOL just reported they have more capacity to build.
@aakashgupta I follow you for AI stuff and I like your content. Your real estate views are mistaken in my opinion. You are an AI expert use Claude and ask it to do independent research on real supply shortage ignoring industry BS. Supply shortage is the biggest like the devil created. DM me.
@aakashgupta Economists call productivity as measure of ignorance because it’s not measured it’s calculated as a ratio of real output to hours worked.if we remove layers of middle management created to rig the DEI index or retain talent or if we stop moonlighting naturally productivity is up
@skirkpatrick74@LoganMohtashami Yes builders have been explicit about this on their earnings calls. They will use rate savings to buy down more or other incentives. They will stay two steps ahead of existing home sellers. If more demand shows up because of lower rates builders will sell more using incentives
@JohnWake They will not sell unless they get peak prices again which is never. Home builders are safe until next recession when these landlords will be forced to sell at a loss. At that point there is no tax to pay anyway
@JohnWake Nobody wants to sell into raising market because more gains to be had unless they have to sell. So more demand static supply creates price spikes. Then when prices start falling sellers take their homes off market waiting for peak prices again. $ITB only game in town.

@RickPalaciosJr Somehow land banking clients know more than home builders who have been in this business for decades and swimming in cash flow about the current risks with owning and developing land banks.
@jayparsons Jay we also need to see what comes after such dramatically wide margins driven by fall in starts and what that does to demand and think we really need to keep building. Here is a chart of what comes next
