Your cousin owns 25 acres of land in Mississippi, and she has every right to control who uses it. When the neighbors came by and said they’ve always used that land for hunting and plan to keep doing it whether she agrees or not, it raised a serious legal issue.
In Mississippi, landowners have the clear right to keep others off their land. That means your cousin can say no to anyone hunting on her property. However, there’s one exception she should be aware of. If the neighbors have been hunting on that land openly, regularly, and without permission for at least 10 years, they might try to claim something called a prescriptive easement. That’s basically a legal right they could earn over time if they’ve acted like they had a right to be there and no one stopped them.
But here’s the catch. If the previous owner gave them permission to hunt, that defeats their claim. You can’t gain legal rights to someone’s land if you were allowed to use it in the first place.
So what can your cousin do now?
Post "No Trespassing" signs around the property. Mississippi law requires those signs if she wants to pursue criminal trespassing charges.
Tell the neighbors in writing, like in a cease-and-desist letter, that they’re not allowed to hunt on her land.
If they ignore her, she can call the sheriff’s office and report them for trespassing.
If it continues, she can also sue them in civil court for trespass and ask the court to issue an order keeping them off the property.
It’s also a good idea for her to speak with a local real estate attorney, especially to check if there’s any recorded easement or legal claim on the title that she needs to know about.
Bottom line: unless the neighbors can prove they’ve earned a legal right to use the land, which is tough to do, your cousin is fully within her rights to stop them. And she doesn’t have to let them push her around.

The devastating floods at Camp Mystic have taken at least 51 innocent lives—including 15 children, 8 and 9-year-old little girls whose futures were filled with promise and light. As a mother, my soul aches imagining the anguish their families are enduring.
Sending prayers of gratitude to the first responders who have shown breathtaking courage. Camp counselors diving into dangerous waters. A US Coast Guard hero saving 165 lives. Strangers becoming saviors. The human spirit endures even in such darkness.
To the sweet souls we’ve lost—may you rest in eternal peace, your spirits carried gently by love and remembrance. You will never be forgotten.
