@buccocapital I really have appreciated the lifestyle choice that turned my $12k FHA purchase in 2012 into $700k equity in my current home but to have my $700k equity sitting at 3-4% appreciation for the next 30 years when it could do 6-8% it’s become a serious thought.
@Mitchell5433@vrexec Agreed however you find the right landlord and as a renter who pays on time it can go the other way where they hardly raise rent for many years. This is the key to making renting work over ownership IMO.
I’ve been thinking along the same lines. I’m sitting on $700k equity on a $1.35M house if I took my equity out now and found a rental for the same price as current mortgage/tax/insurance $4k (small lifestyle downgrade) the $700k making 7% far out performs the $1.35M at 3-4% appreciation. In 25 years I’ll be $1M ahead of where I’d be keeping the house.
