@texasrunnerDFW Could it have to do with the property tax rate? Most, if not all of TX is ~ 2% + & as high as 3% in certain areas. As house prices go up, property taxes and hoi will continue to make TX less affordable. Keep in mind that people moving from CA & WA pay less than 1% in prop taxes.

@texasrunnerDFW Extremely rare for anyone to keep their home for 30 years & even more that they never refi to a lower rate. Maybe a 10 year calc would be best here plus you would want to factor in appreciation. A renter gets $0 equity & $0 in possible tax write offs.
