Remarkable project. 164 affordable units without any upfront public subsidy on a 27K sq ft site zoned for about 9 units per LA zoning. This is the power of the AB 1763 (2019) amendment to state density bonus law per @DavidChiu (unlimited density and 3 extra stories near transit)
Located in downtown San Mateo, Kiku Crossing is one of the first developments in California to leverage @DavidChiu's #AB1763. Through this State Density Bonus Law, we amended our original designs to +61 homes, and help more residents achieve long-term stability.
The @WeHoCity City Council modified affordable housing requirements and incentives, including new regulations on 100% affordable housing projects.

Throughout the decades, we've worked with @CityofSanMateo to create 256 homes across five San Mateo communities. Now, we're building 225 more homes for families in one location by leveraging @DavidChiu's #AB1763!

Staff notes that #AB1763 preempts San Mateoโs restrictive zoning law, known as Measure P, which limits housing to a max of 5 stories and 50 units/acre.

Tonight, after two years and numerous meetings, San Mateo's planning commission is reviewing a 7 story, 100% affordable, 225 home project that may be the first to utilize #AB1763, a new law that allows affordable housing to bypass restrictive zoning rules!
Since the passage of #AB1763, MidPen has been able to add 2 stories as 61 new units to the project.
The project has also been tweaked to allow for deeper levels of affordability and more section 8 vouchers
Staying close to home tonight to hear a community presentation on a new 225 unit, 100% affordable housing project in downtown San Mateo.
The developer, @MidPenHousing, is using #AB1763 to get around our absurdly restrictive height and density limits!
