#CityOfYes update This is the front of the Pfizer commercial to residential disaster building that NYC buildings has decided to allow to keep going even after a floor collapsed from buckled broken columns and the penny pinching budgeting by Metroloft LLC for cheap building materials The scaffolding on 42nd st at the front entrance is not even level with each other. No surprise by a project that had tons of violations like materials falling onto the sidewalk below When I asked YIMBY lobbyists a few years back who was going to build the city of yes with the feds investigating the future indicted ex-mayor Eric Adams, he said it didn't matter as long as the policy was good. This is the result of that policy that @NYCMayor and Adams housing official @DMLeilaBozorg has continued. A building being developed that is dilapidating at the same time. This is supposed to bring rents down and stop the housing crisis

#CityOfYes report This is the Pfizer disaster residential conversion building a few weeks ago. Work resumed and they sheilded the entire new addition to the building with mesh to hide the floors with buckled beams This conversion was approved when @DMLeilaBozorg was working in the planning dept for @EricAdamsforNYC during his only term and when the City of Yes for housing opportunity got signed after he got indicted for corruption with his pay to play Turkish real estate developer donors. It's why she's freaking out about this The others who are freaking out and in total silence are the YIMBY legislators who supported and voted for COYHO in the hopes that building conversions like this would stem the housing crisis and bring rents down. This housing policy decision has become their Titanic and Hindenberg Its also similar to their legislation for the Sanctuary City law that has drained funds from NYC taxpayers that escalated the demand for housing and exacerbated the crisis with hundreds of thousands of migrants to shelter. Even though the real root cause for the housing crisis is that 80% apartments in these buildings are set for market rate rents that are designed to attract disposable income spending gentrifiers. Since the building is still standing I think a better use for this would be to get all those homeless people that set up encampments by the Intrepid to Hudson Yards on the west side and move them in the Pfizer disaster building and since they know how to build their own housing, maybe they can help fortify the new addition to the building with shit they find on the streets to prop up those two collapsing floors. After all they actually have more engineering and architecture experience than the DEI putz @nycmayor hired to be Buildings Commissioner

I live in Manhattan, where YIMBY reforms, aka the #CityofYes, are damaging the urban form of two of the densest neighborhoods in the western world, the Upper East and Upper West Sides. They were built with height limits based on street width, and have densities of 100,000 people and 110,000 people per square mile, respectively. The City of Yes promotes luxury supertalls, however, with far greater FAR and height. From @Street_Design second edition:

Rents in NYC have just hit an all-time high. Median market rate in June… Manhattan: $5,295/mo (+8.2% year-over-year) Brooklyn: $4,350 (+8.1%) NYC’s housing affordability crisis is at DefCon 1. We need to push harder on every front to address our housing shortage. Update zoning, invest more City $ in affordable units, lower the time & cost City bureaucracy imposes on construction, get 1000s of vacant regulated units back on the market. We need bold action. This is a crisis.

We’ve done several adaptive reuse office to resi conversion projects, including some for active development services clients presently in California. The structural upgrades on these kind of projects is fairly standard retrofit structural engineering. So either the structural engineer screwed up, or the construction guys screwed up. Or possibly both. Noting that these steel columns for this age building would normally be wrapped in concrete, which appears either wasn’t there or was removed.

One doesn't need to be an engineer to recognize that adding that tonnage to a building needed a much higher level of DOB scrutiny & was probably a very bad idea to begin with. #CityOfYes is NOT the way forward: It's a path to more disasters like the #Pfizer Bldg. #RepealCityOfYes

Real estate developers are whitewashing this disaster, blaming contractors for substandard columns. NYers deserve a process that DOES NOT ALLOW BUILDERS TO SELF-CERTIFY W PAID PE. THE DOB'S ABDICATION OF ENGINEERING OVERSIGHT ENDANGERS THE PUBLIC. The process must be reformed.

Because #CityOfYes. The #NYC Council & Mayor Adams thought the way to cure the housing crisis would be to relax the so-called "red tape" (Read: Bldg & Housing Codes & Environ Regs enacted to keep bldgs & all of us SAFE) so as to make it easier for real estate developers to build

In Manhattan (different than the other boroughs), the results are in: City of Yes residential towers demolish more inexpensive and regulated rentals than they build, a net loss of #AffordableHousing. In Manhattan, the City of Yes gives Big Real Estate / @REBNY the right to build much bigger towers without requiring any affordable housing. In Manhattan, the City of Yes says "Yes" to more and bigger towers for the international Epstein Class.
