Hiring an Operating Partner is one of the most important decisions in SMB & franchising.
We've built our entire structure around it.
If I could create someone from scratch, these are the top 10 attributes I would want:
1. Long Term Greedy Capitalist
You'd be surprised at the bucket of people that reach a certain level of success or income & just completely stop pushing, & even start to go backwards. There are 3 things in the perfect recipe here: they have a chip on their shoulder & are motivated by something other than money, they want more money (& do what it takes to get it), and they are the right kind of greedy. Long-term greedy.
2. High Emotional Intelligence
They'll have to deal with difficult people & difficult situations constantly. We need someone who is going to keep their cool, stay above the fray, & try to think logically through issues.
3. Extreme Ownership
The team gets credit for everything good, they take sole responsibility for everything bad.
4. Comfortable With Being Uncomfortable
See #1...if you're going to keep pushing, you need to be on the edge of uncomfortable at all times. Most importantly, to be an effective coach, they need to be very well adapted to having tough conversations.
5. Servant Leader
It's a social contract they have with their teams. They'll never ask them to do something that they themselves are not willing to do. In the restaurant business, the Operating Partner should take great pride in showing new team members how to scrub the s*^t out of the toilet & how to wash dishes.
6. High Standards
To borrow from Tony Robbins, ‘If you don’t like the results you're getting, then raise your standards.’ It sounds so simple, but it’s so painfully true. If you're getting results you don’t like, it’s because you're ALLOWING it to happen; your standards are low enough to allow for the poor results.
7. Sense of Urgency
Great Operating Partners create a sense of urgency by both selling the better future state of the organization to the team AND making the status quo a dangerous place to be. 7a of this is a great communicator. I think it is one of the rare skills that you find in almost 100% of great leaders.
8. Self Aware
No one is great at everything, & that's ok. The best Operating Partners will acknowledge their shortcomings & hire others that fill those gaps.
9. Process over Outcome
Every great leader I know is obsessive w/ process, and every bad leader I know is obsessive w/ outcome. Outcomes are one-time events; processes are repeated. Outcomes involve luck, processes don't. Outcomes can be faked, processes can't.
10. Takes Care of Their Physical Body
The blunt reality is people who don't prioritize their health most likely: have a lack of discipline, lack sufficient energy & drive, are not long-term oriented, don't practice delayed gratification, & most likely have lower self-esteem. All bad qualities for someone who is leading your organization

We currently use an appointment setting model for door to door with an inside sales team following up to close the sale. Target of 10 leads per 100 doors knocked and 1 Sales/10 leads. Total of 1 sale/100 doors. Do you see similar results?
@pestctrlguy Absolutely, creating the right culture and the right hires from the get go certainly helps. Do you have any 3rd party confirmation, recording of sales etc?
Recently, I was reminded of this segment that ESPN-Sports Center did on my dad. I don't believe I've ever posted it before. Probably because it's a little bitter sweet for me. In the 8 mins they had they told his story pretty well but, there's still so much backstory that most have no clue about. Including why he was even in that motel the night he passed. This aired around 2003. ESPN later came back to us wanting to do a full 1 hour episode on him that went on to win 4 Emmy awards, including Best Documentary of the year. Each time I film, make a post, or do an interview about my dad it's emotional for me. I do it because he is worth it & I will forever do my part to keep his memory alive.

There are also definitely some opportunities for some upgrades (kitchen, bathrooms) which I would do if I purchased this property. But for those looking for an immediate turn key, this would cash flow from day 1.
Furniture and Design would also upgrade the listing if done right
