📈 New on BHR: Capitalization Rates 📈
Capitalization (cap) rates are now live in RealReports for short-term and long-term rentals. Cap rates measure the potential return on an investment property based on its expected yearly profit relative to its price. The higher the cap rate, the greater the annual return on the property.
This data helps agents and their clients understand a property's value, compare it to other properties, gauge its investment risks, negotiate prices, and build trust through better knowledge of real estate investments.
Knowing the cap rate for a property based on both short and long-term rental potential is crucial for a variety of reasons:
1) Investment Strategy: Cap rates for both rental durations help investors align with their financial goals, be it short-term cash flow or long-term stable income, as well as adapt to changing market conditions.
2) Market Insight: Short-term rentals might have varying demand due to factors like tourism seasons, events, or even changing regulations. On the other hand, long-term rentals might offer more stability.
3) Risk Assessment: While short-term rentals might offer higher potential returns (and thus higher cap rates), they might also come with increased vacancy risks, management intensity, and regulatory hurdles. In contrast, long-term rentals might offer more predictability and fewer management hassles.
4) Full Property Value: Evaluating both rental potentials gives a complete picture of a property's worth, leading to more accurate valuations and informed buying or selling decisions.

I used to be @JetBlue Mosaic and went out of my way to fly them. After about 10 4+ hour delays and horrid customer service every time, I switched to @Delta. I’m now on my ~5th major delay in the past year with Delta, and they’ve done nothing every time. Is every airline this bad?
🤑 Generate Leads With RealReports 🤑
In this market, leads are the life force of an agent's business. While we launched RealReports as a research and diligence tool, we wanted to find a way to leverage them for lead generation as well.
Now with the click of a button, you can turn any RealReport into a highly-qualified lead capture form. Just turn on the “require email” option and now anyone who clicks on your RealReport link will be required to enter their contact information to access the report.
Whenever someone views your RealReport, you will receive their email address, as well as any questions they asked Aiden (our AI copilot) about the property.
It's a simple, yet incredibly powerful feature, not only for the leads themselves, but the fact that you have actionable insights into what each lead is curious about and a tactical way to engage them.
We have agents pasting their RealReport link in listing descriptions so that it’s syndicated everywhere the listing appears. Others are printing out QR codes linking to the report to include with their listing materials at open houses.
Want to try it out? Drop a reply below or DM us and we’ll give you 50% off your first RealReport.

So excited to release Aiden into the wild! Being able to answer any question about a property in real-time feels magical every time I try it, and it's already improving so much as people use it.
The curation in iOS 16 automatic wallpapers is incredible. Amazing way to see great photos I’ve taken over the years but in many cases haven’t seen since. It makes me smile every day. If you haven’t already, turn the feature on immediately.
The economic impact of the #SBF_FTX fraud goes well beyond the ~$200B+ in lost market cap. I've talked to many founders, VC's, etc that are seeing negative downstream effects that would never show up in that number.
IMO the SEC shares responsibility for the scams/fraud/etc in the crypto space. So much of what gets built has been pushed offshore because there has been no clarity offered on how do business legitimately. A lot of smart folks want regulation, but @GaryGensler won't provide it.
