Except this isn’t how it works. A tenant is given an Inventory and condition format to complete at time of move in to document any issues either the unit. At time of move out a ln inspection is made and note are documented about any new or existing damage compared to the one done at move in. Anything not documented, it is assumed there were nonissues with the items or unit.

The value of a realtor comes in handy on those transactions that have “hair”. A good agent will be able to navigate and help to resolve issues if they arise. Things like heirship issues, encroachments, navicgating a title commitment and resolving issues that would prevent a closing, Identifying contractual garbage put in by another owner or agent, knowing state and local laws that may affect the sell or purchase of a home. Pointing out issues that may show up in a survey. The list can go on but an agent is there to make sure the purchase gets to closing with the fewest issues as possible. Most transactions may not have any issues, but you’ll regret not having one when they do.
