@follard Maybe if your upside is a realistically an additional $100k and you could structure equity as 100% pref with no split. Ex: $250k equity and pay 15% return at sale. Cost is $40k. You make $100k in your conservative scenario up to $200k if aforementioned $100k ups is there.

@DietCoke82@molzer A developer was trying to convert it to condos so they had maintained or restored the lobby and common areas around it. The rest of the building was basically blocked off. Interestingly they only had it as a venue for a short period and I believe there were <10 events
