Manchester United were in talks to acquire the Freightliner land for the proposed 100,000-seat stadium and were understood to have tabled an opening offer of around £50 million, believing the £400 million valuation was significantly inflated.
After extensive internal discussions, the club ultimately decided to walk away and pursue alternative options.
In a surprise twist, Tottenham have now entered the race and are close to reaching an agreement to pay the full £400 million asking price. It is understood the breakthrough came after Roberto De Zerbi held lengthy face-to-face talks with Freightliner officials, presenting a detailed analysis of the site's underlying metrics, long-term upside and elite potential.
Sources say Freightliner executives were so impressed by the depth of the presentation that they immediately accepted the valuation, with one official reportedly saying, "No one has ever explained a patch of industrial land to us like that before."
Further discussions are believed to have centred around the site's ability to manipulate space between railway lines and progress cargo through central areas.

I was confident I could of played a major part this summer for my country after the season I’ve had. I’ve been left shocked and gutted by the decision.

On this day in 1963, Dennis Walker became the first black player to play for @ManUtd when he made his debut at Nottingham Forest.
Walker added 'Manchester hero' to his list of notable achievements in 1996 when he helped evacuate the Arndale when it was bombed.
He was working as part of the security of the centre and his efforts that went a long way to miraculously ensuring nobody was killed.
When the bomb exploded, Dennis, who had just left the centre, was thrown across the street by the force.
He survived. Another remarkable element to the life story of Dennis Walker.
In the same way I love seeing Scott McTominay thrive, I'm happy for Marcus Rashford - even if admittedly it is slightly jarring to see them winning elsewhere in La Liga for Barcelona or Serie A for Napoli.
I find it weird how passionate & aggressive people are to the mere mention of Rashford. It is bitter & resentful. He'd been at Manchester United since he was seven & gave 20 years of his life to them. 138 goals, 79 assists.
He sacrificed his body & broke his back for the club, literally. Won trophies, created memories. I don't know how that doesn't mean more to others, who can't even seem treat him as a human being.
