My Opinion: 2nd home areas, Big Bear, Lake Arrowhead, Palm Springs, Lake Havasu etc - will continue to see massive value declines. I dare to say GFC levels.

Here is why:
2nd homes was a boomer thing (my parents and in laws both have 2nd homes)
Gen Z has no interest in them, they only did when Airbnb was lucrative and booming.

As older generations pass away or no longer use the 2nd homes, the kids are selling them off ASAP

Many in So Cal struggle to own one home, they aren't going to own 2. Insurance and maintenance costs have exploded and kids dont/wont absorb that.

So, if I was a gambler, I would bet it all on much further declines in 2nd home areas

The city of Phoenix Arizona started a ‘Photo Safety Program.” They setup speed cameras that take a photo if you go 11 mph over the speed limit

🚨 A private company then comes to your door to serve you the ticket and get your signature, dressed very similar to Amazon

The city outsourced the ticket program to a company called Verra Mobility

The private company handles basically everything, they

- Installing and operating the cameras
- Processing of the images
- They mail the notice
- They then go out and serve people who don’t respond their ticket

The private company Verra Mobility gets a base fee of about $3,000 per camera per month plus $20 for every ticket that gets paid

This creates a clear incentive to pursue collection aggressively
