Look at Whoop, for example. Extremely expensive, but people are paying!
So I would highly suggest going down more rabbit holes
Just because a deal doesn’t work on the surface level doesn’t mean you shouldn’t dig deeper (as long as it’s good real estate)
Yes it takes more time and yes it’s inefficient but the accrued knowledge is extremely powerful
