Here’s a quick intro:
Started in net leased investment sales 13+ years ago and never looked back. Recently founded my own brokerage @pathcapgroup after working at Stan Johnson Company, and Northmarq (after SJC was acquired).
I’ve been focusing primarily on education & childcare properties for the last 8-9 years after selling a large early education portfolio and realizing not many brokers or investors truly understood the space. Decided I wanted to try to change that and started putting out reports, articles etc. to create awareness of the sector as a strong option to invest in.
Prior to that I was heavily focused on QSR properties and completed multiple sale-leasebacks helping growing operators expand their brands.
I love learning about how different businesses operate, which I think drove my passion for net-leased retail properties.

I find it wild that people submit offers on net lease properties with large corporate companies and put a tenant interview as part of DD. I get it in terms of a REIT and the operator having skin in the game, but when it’s a 3rd party owner the tenant has no reason to do this.
I've never had this happen to me before. Someone called me this morning to see if they could film for a TV show in one of our net-leased pre-school properties. What a trip. Has anyone else had this happen to them? I'm genuinely curious.
What a week! We closed on a deal, went non-refundable on another, had some great meetings with potential new partners and are negotiating a couple of LOIs. We have started to see a bit more inbound leads as well, which is always awesome.

I think one of my favorite things in commercial real estate is learning new plays. Got a master class on something I never considered yesterday from a friend in the CRE industry. I have learned so much more from conversations and doing than I ever learned in the classroom.
Been grinding like crazy, but started building in hard stops for health. For example, several days I wouldn’t stop to eat lunch. Now at 12ish I force myself to, same with the gym. Way too easy to put your health on the sideline while you build a company.
I promise you, I will not post AI generated slop. I may use AI to clean up a post that I handcrafted, or create a cool image, but all thoughts and opinions are sourced organically. Same for if I reach out via DM’s.
@HealthcareREguy Dude, I feel like the art of cold calling is getting lost on so many young guns. Sales in general is a skill that if you can build, you can utilize in so many different ways.
