@CREHiddenAlpha Depends on your goals but we avoid them unless we can buy them all. Dealing with an association has a lot of risks and limits exit potential. There are better deals.
@CREHiddenAlpha You have to compete then in other ways (price, concessions, etc). Work with the broker to understand what the tenant liked/disliked and why they may have chosen another property. That feedback is useful so leverage the situation.
@mhp_guy I always recommend off Strip but youβll need to Uber. Vesta coffee downtown, Estherβs Kitchen for lunch or dinner, PublicUs is such a cool spot for coffee and food too. Ramen Sora and Gabi coffee/bakery in China Town. Hot and Juicy is a classic crawfish boil spot which is fun.
@CREHiddenAlpha We have our Table A requirements we have as a minimum then I always work with the engineer on each acquisition to ensure we have all our bases covered. A skilled engineer knows what to look for regarding the area the property is located and your plans (i.e. adding new buildings)
@CREHiddenAlpha Do you explicitly provide them with the Table A items you want? If not, they are probably making general assumptions for you and hence the greater variability. We have strong requirements so we are usually on the higher end of the prices you are showing.
