I've observed two strategies in the new home market re: pricing. 1. Builders doing modest $1, $3, $7K price cuts to see how buyers respond. Typically, minimal change in demand 2. Builders doing massive price cuts (highest I've heard to-date is 35%). Buyers rush back in
