@deemurthy Yup it’s tough to be an industrial tenant right now. If you are looking in PHX, check out the Loop 303 or South East Valley (Chandler, Gilbert, Mesa). Abundant labor pools and tons of new space coming to market and a bit of existing existing vacant space too.

@deemurthy If the proximity to two Ports, airports, and world-class hwy infrastructure don’t help your distribution needs, then it makes sense to leave. But if you’re looking at PHX, rents aren’t all that discounted compared to the Inland Empire East.

@deemurthy Vacancy at an all time low with little to no new supply coming to market. I think rents are going to keep going for a while. If you wait to re-sign, I think you’ll get smoked. Coming from a SoCal industrial LL and developer
