We’d get a client ranking well on Google.
They had a great reputation. Great reviews. Everything we’d been taught to build.
Then I’d ask ChatGPT:
“Who are the best companies for this in Tyler?”
And sometimes our client wasn’t there.
That’s when it clicked.
You can rank #1 on Google.
You can have hundreds of 5-star reviews.
You can spend years building a great reputation.
But your next customer might not Google you.
They might ask ChatGPT who to hire.
And if your company isn’t part of that answer…
You’re not losing the click.
You’re never even entering the conversation.
AI search can’t infer what it doesn’t know.
If something is happening at your business, put it online. Events. Products. People. Places. Dates. Details.
Being present is the first step to being found.
Give AI something to witness.

This is the fun part of AI SEO.
I opened Perplexity in an incognito window and asked a simple question:
“Any live music tonight in Tyler?”
It brought up eGuide Magazine first, but when Perplexity actually answered the question, The Grove Kitchen & Gardens was the site it used to verify who was playing tonight: the Dustin Becker Trio.
What was even cooler was seeing it pull information from the event data and schema we’ve built into The Grove’s website.
That’s what I keep talking about with AI search optimization.
It’s not just about ranking #1 in Google anymore.
It’s about building a website that gives ChatGPT, Perplexity, Google, and other AI platforms enough clear, structured information to understand:
who you are
what you offer
where you are
what’s happening
and whether they can trust your website enough to use it in an answer
Seeing The Grove become the source of truth for a real “what should I do tonight?” question in Tyler is pretty satisfying.
It’s nice when you get to watch the work actually work.
We just launched the new Ihrig Properties website, and this was a fun one.
One thing Seth Zindler and I wanted to fix is something I see all the time with commercial real estate websites: the actual property listings live inside a third-party feed or iframe.
We did it differently.
Every Ihrig Properties listing now has its own page on https://t.co/F0QvFByL6v with photos, property details, location information, broker information and more.
That makes the website better for people searching for commercial real estate, but there’s another big reason I wanted to build it this way:
SEO and AI search.
Instead of asking Google, ChatGPT and other search platforms to figure out an embedded third-party listing feed, we’re giving them real, crawlable property pages they can understand and connect directly to Ihrig Properties.
@Cole_Ihrig and @maggie_ihrig have a great vision for what they’re building with Ihrig Properties, and Seth and I really enjoyed getting to help bring part of that vision to the web.
