@AuntBsRamblings@YossarianSolo you only need to change the anode rod once every 3-5 years even in hard water areas, you can do it yourself pretty easily, you can flush it yourself very easily once a year, even if you pay someone though these are cheap services, ime about 2% of landlords do any maintenance
wtf is wrong with your house, a water heater is $1200 10-15y lifespan, hvac system $5-15k lasts 10-30y, a breaker panel is $1k-5k, lasts 30 years, roof 15-30k also 30y+, you should not be making major repairs every few months

@RLstaxwell even with two systems you should be able to find companies willing to do it for under 20, a goodman 3ton condenser furnace combo is around $3500-$4000, large contractors will do two for 16k, smaller will do two for 12-13, you dont need to pay private equity $12,000 in labor
@RLstaxwell the largest residential hvac systems are 5ton, which cover about 2200sq ft in the most extreme climate zone, for a 2500 sqft you are looking at two 3 tons, if youre replacing two hvac systems its gonna twice the expense, but companies are always willing to discount for multiple
@RLstaxwell 20k is the cheapest quote you could get on an hvac system? thats wild because even the scammy private equity companies here (AZ) will install for 12k with warranties, sole owner operators will do it for 7-10k, you can get the condenser and furnace for around 5k or less
