@YOCspread 100% agree - have been looking at deals here in Miami where peak pricing was $3mm+ an acre and need it for $1.25mm-$1.5mm max to hit a 6.5%-6.75% YOC today and sellers have been unwilling to accept reality
@YOCspread my friend what about closings costs (legal + stamp taxes), Due diligence costs, financing fees, capitalized interest, dev fee, contingency, open carrying costs and leasing commissions? that YOC gets tight quickly
@YOCspread Amen on blue paint can't seem to get our capital partners (deal by deal JV's) to move off of it. Our preferred color palette is more earthy tones that don't look like shit and don't wear down super quickly

Personally, we'd rather make our spread building and owning the best of the best than hoping there is sufficient liquidity to exit lesser product in lesser markets

@ThePoniExpress zero depth at receiver - virtually clinched playoff berth. why on earth would you risk aggravating an injury like a pulled hammy over the coming weeks. Makes 100% sense to be overly cautious and actually try to win a playoff game this year
@YOCspread for the real small bay stuff (1k-5k sf suites) - there's usually 3-4 local owners who have larger portfolio's and a handful of brokers who do most of the leasing. Can get really good data & lease comps if you know them well.
@StructuralVac Sounds like a banger - can't tell if that's just an exceptional one-off deal or a canary in the coal mine for class B industrial pricing.
Haven't seen caps like that on that product type in decent locations for a longgg time.
@ShlomoChopp If your vendor says the roof is good and the tenant says it’s consistently leaking either you chose the wrong vendor, wrong scope for the report, or the tenant is lying.
