In some ways housing is a regressive tax as we require lower income earners to spend a way higher percentage of income on it.
@bowtiedstocks Yes. Had a call with one that "sells" new apartments, they didn't want to talk about the apartments though. Just wanted to go on about SMSF. Nothing is a great investment strategy if the underlying asset is a dud.
@mumbletwits Even applied from 1 July 27, doesn't actually get paid until May 2029 if using an accountant to lodge. Almost all the changes aren't actually paid until after the next election.

I think that is generally why this whole privatisation debate has gone so badly, as everyone kind of knows that Indian interests will be the biggest bidders but that maybe not in the best interest to Australia.
@tax_oz@PeteWargent The reduced access is probably reduced ability to cross collateralise and use LMI or a low deposit.
And also this being more costly to setup, so it is harder to do from limited capital vs HNW which can more easily do this.

The easiest way of making money by just doing it in your own name might be gone but more people will start pushing the higher level of sophistication.
@cmkusher It depends on whether it is actually a cash loss. For example you can write off LMI against an investment. Same for some renovations as well.
So cashflow positive but negatively geared and you're shifting from income tax to CGT.
@footyindustryAU Yes if I can buy a team but local fans have no capacity to participate.
In reality we know Indian companies will be the highest bidders and their interests don't align with the current local fans.

Your enquiries are dead cold. You need to say at minimum inspect to make an offer, if not make an offer straight up. A pre-existing relationship with the agent helps.
@ZacGross So you get to claim up until you make a loss? What about being able to hold your deductions for later then? Eg. you can just withhold buying an appliance to claim the deduction later?
@AvidCommentator Still a boon for investors as you get a mortgage against your home and then use it for an investment so still get the tax advantage on interest. Makes investing more attractive again to current home owners.

TPP of 53.5% produces about ~60% of seats for the government.
If it produced yes in 60 seats off 40% total, it would be a sign of concentration of the Yes vote.
@footyindustryAU Don't see one game being exclusive to one streamer IMV. More likely to be the FTA games to one or multiple streamers including ads while Fox/Kayo keep all games ad free.
