Breaking down the $WYFI NC-1 site and phased time to power. @Mark_AAIG expects Duke and White Fiber to land on a new 230/100 kV class substation, probably a two-transformer setup installed close to the building, so the MV run to the houses is relatively short, with a new 230 kV tap line coming in from the nearest Duke transmission corridor.
$WYFI read through for the $100B+ contracted Nscale revenue means permanent financing is basically just a formality of crossing Ts & dotting Is - a “when” rather than “if” scenario.

$WYFI is now approaching 2.5x next year’s earnings (and this doesn’t include any potential commercialization of project redwood). It’s crazy how stupid and irrational the market can be.

you're going to see a huge data center and AI renaissance over the next year. the out-right hatred people have for them is founded on baseless "facts" that just aren't true:
- datacenters do not use much water. your local In-n-out uses more water.
- AI isn't replacing jobs, its creating them.
- data centers pay states a huge some of money in the form of taxes and subsidies which are being fed directly into the local residents pockets in the form of schools, new hospitals, better infrastructure etc
- power/energy bills *aren't* going up as data center's cover the costs. in states where thats not happening that should change soon.

⚡ $1.2B for Madison County, NC — a 96-acre, up to 40 MW colocation site, funding site retrofit capex plus GPU infrastructure and networking
⚡ J.P. Morgan and Goldman Sachs — served as joint lead arrangers and bookrunners across both facilities, with each bank leading one of the two deals

Up to $1.2B is for a 96-acre, 40 MW colocation site in Madison, North Carolina.
That matches $WYFI’s NC-1 campus, where Nscale is already the anchor tenant.
Nscale is funding GPUs and related buildout at that site.

$WYFI The NC-1 financing risk just moved materially lower. Today, Nscale closed up to $1.2B of investment grade financing for its 40 MW Madison, NC deployment.
That is WhiteFiber's NC-1 site. 📍
This will fund site retrofit capex + GPU/networking infrastructure, with Goldman Sachs & JPMorgan arranging the facilities.
It materially strengthens the underwriting case for @WhiteFiber_
Nscale (the tenant) now has:
40 MW contracted at NC-1
→ $865M / 10-year commitment to $WYFI
→ initial billing already underway
→ investment-grade financing raised against the deployment
→ Next: $WYFI recycles its own NC-1 capital
→ Next: Nscale has $$$ for expansion in NC ;)
