Salaries are part of the problem because they have not kept pace with the cost of living, and especially not with property prices. A graduate today earns roughly what a graduate earned 5 years ago in real terms, while house prices have nearly doubled in many areas. The gap between income and asset prices keeps widening.

Banks are part of the problem because their qualification criteria are built around debt-to-income ratios that do not reflect how Namibians actually live. They will not count the N$8,000 in rent you have paid consistently for five years as proof of affordability, but they will count a N$2,000 car loan against you.

Land prices are part of the problem because of the slow pace of land servicing in our towns and cities, combined with speculation that drives up the cost of any serviced land that does become available. Many people cannot even reach the stage of building because they cannot afford the land in the first place.

The economy is part of the problem because slow GDP growth means stagnant wages, limited job creation, and fewer opportunities to build the savings needed for a deposit. When the economy is not creating wealth, people cannot accumulate it either.

Another thing we do not talk about enough, policy failure. Where is the affordable housing strategy?
