I just experienced the same thing. $750, 20 days to turn it around and get it back to the lender. Value came up way short, in his market trends section he put at the bottom his source was ChatGPT. Completely blew my deal, now having to extend another month to order a new appraisal. So bad

This is cool but there’s still nothing that compares to being there in person, photos and videos can be very deceiving. I’ve toured homes that look amazing in photos and videos and get there and the house is junk. Hard to capture the details that matter in photos and videos, can’t touch it, smell it, etc. Not many people making such a big purchase without physically seeing it in person. Also doesn’t show the neighbors, neighborhood etc. This will just be another tool to help get buyers in the door which still requires a licensed RE agent.

We ended the season with a loss to Vandy and Illinois. It’s not that hard to believe top portal targets don’t want to come here. Yea money is a big part of the decision, but they also want to play for winning teams that give them chances to be in the spotlight on the national level so they have higher chances of being drafted to the NFL. They want to play on teams that have chances of being in the playoffs. TN ended the season on a downward trajectory, we have no momentum to compete for top portal targets. Next year is going to be brutal, go ahead and mentally prepare. I personally think it’s too late for Heupel to turn it around at this point but I hope I’m wrong.

We’re just a few weeks from CO on my project in Gatlinburg. Really coming together. I think my favorite part of doing new builds and fix and flips is watching the vision come to life, it’s really rewarding. I hope Heupel makes the needed changes on staff to turn things around because next years schedule is brutal. Better hit the portal hard. Not going to have much leverage in the portal going out with a loss vs Vandy either. How many do we lose to the portal? I hate being negative but doesn’t look great. You really needed to beat Vandy and keep things trending positive into the off season imo. Maybe it’s battered Vol fan syndrome idk just feels like we’re not in a great position.
