@HealthcareREguy Have a development deal exactly like the one you mentioned right now. 9 cap under contract, 10,000 sq ft and it’s an existing emergency room so finishing development will be quick, roughly 6 months. In a year or so after that I think it’ll easily sell for a 7.25 cap
@peterboulden This is why I buy development/value add and sell stabilized. Stabilized offers very little upside especially with rates as high as they are. A 7% interest rate as you’ve noted with this example would even be very rare.
@peterboulden For sure docs need to hold equity in medical side for legal reasons, not sure if it holds the same with DSO’s but in the end it’s worth it with how much upside is generated with a roll up.

Current situation:
1. Stocks are falling like a recession is coming
2. Oil prices are rising like we’re booming.
3. Interest rates are rising like we have 10% inflation
4. Gold is falling like inflation is gone
5. Commercial real estate is falling like its 2008 again
6. The US is spending more on the Ukraine war than Ukraine.
Nothing adds up here.
P.S. the next inflation report…when it comes out, is going to show core inflation under 4%.

Of course it makes sense, when you consider how the US has to maintain obligations on deal it signed years and years ago, pre-COVID and then during.
And btw, what’s with the 7% number? Must show that GDP is going to grow quickly over the next 10 years. And it has the potential to grow faster with new innovations coming down the pike.
This is how we’ll beat the rising debt and start paying it down (although it’s far from likely)

Each of the Two years before they did over $700k too.

She got an offer for $1.2 mil.
She was ready to take it, until I looked at the deal and realized the real estate and the business together we’re bundled in the deal.
Thank goodness I understand sale leasebacks, because this buyer was about to take her for a ride.
Now, she’s selling the real estate by itself, for $1.3 mil with a 10 year lease attached.
And the business for $1.2 mil.
Just by breaking up the real estate from the business sale, she’ll make double.
Remember, to make more, split up your assets into their component parts, because they will be valued more by different people.
