The Billion Dollar Superyacht Marina
I don’t remember when I started dreaming of building a village. I first thought how much fun it would be being a farmer. Chop wood, carry water, milk some cows, grow some watermelons. Then it occurred to me that’s a lot of work- better to have family and friends near by, right? We can take turns milking the cows, maybe home school our kids, raise the next Alexander the Great. Community parties every now and then.
Wouldn’t it be fun to build it up from scratch, together? But the thought of building a global-village didn’t crystallize in my head until I started creating Habacoa.
In 2019 I left my real estate private equity job for the ‘wilderness’ to work (with my father) on an Herculean vision: building from scratch a $1.5 billion global-village, anchored by North America’s largest and newest Superyacht Marin.
After a long day in the Bahamian heat touring 8 land sites, my father almost skipped the last plot but something told him to go on (story of his life, the most tenacious person you’ll ever meet). What he discovered there is El-Dorado;
but the color of the treasure was not gold,
but Caribbean-Ocean Blue and Superyacht White.
(I love that description, stole that from my very talented brother and sister- sorry guys).
Sitting on the main nautical route out of Southern Florida into the Caribbean and Atlantic Ocean; a 30-minute flight from Miami; at the edge of a national forest.
Deep enough to build a 110-Acre-Basin Superyacht Marina. The newest of its kind in the Western Hemisphere. Enough land to plan, build, and offer all the luxury amenities, logistical, and supply-chain support these ancient, magnificent engineering marvels (which are becoming bigger, longer, and more tech-focused) deserve.
We call that in Real Estate “Main & Main”.
My family started polishing and chiseling the block of marble together, each contributing our craft. What unfolded in the next 6 years could support a few seasons of Succession.

Don’t this happen now? I ask my counsel “what’s the risk” or “let’s talk through an example where we can get burned”. In commercial leases, usually you end up arguing over the same 2-5 clauses (the ones that matter when things go to shit). Over time you should be able to get the LLM to give you the same implications a lawyer does.

A Real Estate Artist
Artists wait for inspiration to create, otherwise it’s like grinding water. A lot of wasted energy.
But they do everything to get an exhibit ready - not only the exhibit itself, but also coordinating the space, lightening, positioning, copy, music, etc. People usually focus on the Centerpiece, but the Background is what makes it pop.
While I was building The Big Beautiful Business-Plan in excel, Habacoa also needed a website. We had conferences in Monaco and Lisbon, and we had a great opportunity to “launch” - I don’t believe we knew what exactly we were launching, though.
I wanted the website to be the only tool I’ll ever need in a meeting -
Interactive Site Plan, 3 major call outs (Marina, Residential, Village). Minimize Copy. Able to dig into sections for technical data if needed.
That’s it.
We ended up compromising (as you do) given (i) $ constraints, (ii) speed considerations, and (iii) 4 different Ben-Zur opinions to reconcile, but, instead of using a boring 20 minute deck flip, my brother would always introduced the project with the website. Small win.
At the time, concurrently with consolidating the numerous financial components of this village in excel, I wrote a poem (Chat did, I was the Creative Director). I wanted it to be on the website, for people to be able to change the tone and style, live. The idea wasn’t even rejected, everyone just ignored me on the group chat.
So here you go, the global debut of Habacoa Haven:
