Had some great conversations yesterday with leaders in the Kansas City community about building and code reform.

One topic that was discussed is the single stair reform.

Let’s talk about it:

The single stair reform would be a change to the current zoning and code allowing for single staircase buildings to be allowed.

Per Kansas City's adopted code,
International Building Code (IBC) 2018, all residential buildings above 3-stories are required to have two means of egress, clear paths to exit the building.

This first picture shows how this is currently enforced in multifamily buildings.

Due to this requirement, most of the apartments you see being built are 5 over 1 stick build that are large, bulky, often very ugly and all look the same.

By allowing single stair buildings, you will see a massive influx in infill development in walkable, urban neighborhoods. You will also get more dense, community living areas opposed to the traditional 200+ unit complex. Allowing these to be built, you’ll see an influx of developers begin transforming blighted & empty land into community centered living spaces within the Urban Core of Kansas City.

More housing like this will lower overall housing price and reduce demand in these rising areas.

- Small developers wanting to build more housing but don’t have the resources to do a $30MM project
- Renters will have more options to live for cheaper price
- Walkability of a neighborhood
- Enhance neighborhoods significantly
- Lower overall housing costs
- Smaller architects have more work they can do

- More apartments = lower housing costs = more affordable housing

I am a firm supporter in the single stair reform and this is something I am going to be actively pushing for in Kansas City over the next few years.
