2. When you pay (up front vs earnout).

@klbleuel@cabot_phillips It’s standard practice for RE investors to purchase individual or groups of properties under unique LLC’s, and have an overarching S-Corp own those LLC’s. There are tax, liability, and privacy benefits.
Look at commercial prop owners in Lexis Nexis, 90%+ unique LLC’s.
