@xargr Where we see direct work best: repeat guests and 30+ night stays (nurses, insurance, corporate). They already know you, and they need a lease and deposit the OTAs don't handle well.
@ukstaylocal Agreed. For 30+ night stays we add a short lease and a refundable deposit before the door code goes out. Covers a direct guest about as well as the OTA badge does, often better.
@OpsFrameworksHQ Agree. We log source on every reservation from the first inquiry, so a 30-day Vrbo lead that books direct gets flagged before the fee surprise.

@Unfinished101 Good tip. That lag bites same-day bookings across channels too, not just cleaner schedules.
API sync where the channel offers it, and a manual block the moment a last-minute booking lands.
@revenuenaire Good rule. I'd add one more trigger: your first direct or 30+ night stay.
That's where iCal lag, deposits and monthly rent stop fitting in an OTA inbox. Building for that at https://t.co/0ZHf6Fldbf
Founder pricing is live.
Join Nexxus early access before launch and your plan stays 50% off for as long as you're subscribed. Solo $29.50, Portfolio $74.50, Empire $149.50 a month.
Every plan runs nightly, monthly and yearly stays. 14-day trial, no card.
@darrxgh Agree. The returning guests most worth owning are the 30+ night ones: travel nurses, insurance placements, corporate.
Signed lease + deposit direct, OTA for discovery. Log booking source so you know which channel found them.
@revenuenaire Heads up: Vrbo moves to a flat 12% host fee on Oct 29, so the 5–8% math flips for stays after that.
Worth rerunning net payout per channel and moving repeat + 30+ night guests to direct leases.
@JustinM01963134 Agree on keeping repeats. One catch: read Vrbo's parity terms before pricing direct lower. Easier wins are repeat guests, corporate/insurance placements, and 30+ night stays on a signed lease. Log booking source on every stay.
@darrxgh 100%. iCal can lag hours, so a direct booking lands on a night Airbnb already sold. One calendar as source of truth, API sync where you can, and hold direct requests until confirmed. Building that at https://t.co/0ZHf6Fldbf
@OpsFrameworksHQ Yep — Members Only + weekly/monthly can stack into one discount. Bake a hard floor promotions can't undercut.
We catch that across OTAs in Nexxus: https://t.co/QHzGpXMbK0
@TheCoHostBrief Yep. Write the soft-market threshold into the owner packet before you need it — occupancy, ADR, or net. Month seven is the wrong time to invent the playbook.
@OpsFrameworksHQ That 3-hour iCal lag is the real risk. Same-day across OTAs only works with near-real-time blocks — otherwise you're gambling the night. We built Nexxus around live channel sync: https://t.co/QHzGpXMbK0
