Currently tinkering on as of Sept '25: Prediction markets, agentic engineering, newsletters / publishing, townhome entitlement.
But always open to other ideas.
Just got back my first set of professional photos on the NJ fourplex and immediately booked photo shoots for two of the other units
If you think your non-professional photos are "good enough"... they're not. Pay for professional photos!
@rhett_carlson Having live on the East coast, this 40m bubble map is crazy. The exurbs will continue to boom as long as Lennar et all still have 2x4s and cheap countertops ready to go
Love my job at Zillow but starting to consider new opportunities
Particularly interested in real estate, prediction markets and FinTech; working in applied ai software development now but flexible on what’s next
Where should I consider working / applying?
Just watched back the Algeria goal to take a 3-2 lead and hand counted the buildup
They completed approximately 108 passes over roughly 5:45 before scoring
Then Austria comes right back at the death to tie it and both teams advance
One of the craziest sequences I've ever seen

@Jacob_Naviaux@realestatedude0 Awesome terms. Do you think this competitive of pricing is widely available across many originators / many states?
What would you say a "good" set of terms is right now?
@pitdesi Could you or someone else reading explain in detail how this is actually going to result in a material increase in housing production?
A nationwide fund with $200m total will do ~nothing to move the needle on local zoning changes
@InGameHQ Not really sure why everyone is struggling to understand this. They (read: their model) probably priced the
fair at 96-99 when the market when it was trading at ~93 for much of the game
So they took a big position on the spurs and came up short
Not really that complicated
@rhett_carlson@nickhaltermpls Do you think they will hit their numbers here?
Busy intersection without the retail upside of other busy intersections (50th / France, 43rd / Sheridan, 54th / Penn, etc)
@nickhaltermpls Then again to your point in some other replies, it depends on whether your point of reference is the last 5 years or the last 20+ years
@nickhaltermpls Respectfully disagree, think it is at least neutral and personally think it leans buyer's market
Good properties at a fair price are moving fast (as always) but many homes moving more slowly
@DustinGouker Yesterday as I ran some RFQ generation scripts I was consistently getting 15-18 quotes per RFQ
So saying "Kalshi helping me" is extremely disingenuous, and I hope you are at least loosely aware of the nuances of the RFQ system as one of the main journalists covering this space
