Balwin is back at it - they’re developing a new block with 532 apartments - except none are for sale, rentals only☝️
Details about the development:
• R470 million in backing from FNB Commercial Property Finance
• Apartment types: one, two and three-bedroom units
• Location: Linbro Park, Johannesburg
• Completion date: October 2029
• Development name: The Klulee
Apartments and prices:
• 1 Bedroom, 1 Bathroom - from R 7,630 pm
• 1 Bedroom, 1 Bathroom Luxury - from R 9,540 pm
• 2 Bedroom, 2 Bathroom - from R 11,130 pm
• 3 Bedroom, 2 Bathroom - from R 16,430 pm
The development will be rolled out in 3 phases:
Phase 1 = 210 apartments
Phae 2 = 182 apartments
Phase 3 = 140 apartments
I've said before that Balwin should consider delisting from the JSE. Listed companies answer to shareholders every quarter. That means constant pressure to keep building and keep selling, because that's how a listed developer shows growth on paper.
The problem is that model lives and dies by the property cycle - when buyers pull back, so does revenue, and the market punishes the share price for it. A private company doesn't have that clock ticking over its head in the same way.
But a rental development like The Klulee works differently. Instead of selling units once and starting the sales cycle all over again, Balwin now owns a stream of monthly rental income that keeps coming in whether the buying market is hot or cold. That's called annuity income - money that lands in the bank on a predictable schedule instead of depending on how many buyers you can find this quarter.
For a business under constant pressure to show growth to shareholders, steady income is worth a lot more than another once-off sale. So while I still think Balwin would have more room to breathe outside the JSE, moves like this are good.

Chery has just taken over the old Nissan factory in Rosslyn, Pretoria - a plant that's been building cars since 1963.
Next year they'll pour money into upgrading it, and production kicks off around the middle of 2027.
• Once up and running, the plant can churn out 50 000 cars a year
• Chery's long-term goal is to sell over 100 000 cars annually in SA
• All 692 workers who were employed by Nissan are staying on (this is wonderful news)
• Another 3 000 jobs are expected to be created up and down the supply chain (this is even more wonderful news)
For context on that 100 000 target - Toyota currently sits on top with a record 148 124 vehicles sold last year, with Suzuki and Volkswagen behind it, both under 100 000.
Chery owns a stable of brands that include: Chery, Jetour, Jaecoo, Omoda, iCaur and Lepas. Their Tiggo 4 Pro was SA's best-selling passenger car last year.
First off the new production line will be the Jetour T-Series, the Jaecoo J5 and the Chery Tiggo Cross.
