@JohnPasalis Thanks for deleting. But your cynical take is still off. We CAN say for sure. If the rebate was passed tomorrow, the overall builder attitude would not change - they would allow buyers to collect the rebate b/c most are sitting with insufficient sales and need the lifeline.
@danielfoch@JohnPasalis@TalkCondo At the moment, most builders have not adjusted prices (which include HST) and are telling potential buyers they will need to apply for the rebate after closing. So buyers will get the benefit of the rebate, but not at point of sale.
@VinceGaetano There was an existing $24,000 Ontario new home rebate included in old sale prices. These new rebates now include the old rebate. This may be an example of a builder trying to net out the old rebate before then giving the full 13% rather than 13% minus $24,000.

@areacode416 If that is a builder floorplan, there would probably only be two reasons why they would call it a den and not a bedroom - a DC issue (lower charge on 1B vs. 2B in some munic.) or a code issue that requires it to be a den.
@BrianPersaud@benmyers29 Unless you're sub $1000/SqFt in A/A+ non-core locations (like TC4/5, Exchange, North York subway etc), you're not seeing weekend blowouts. Builders having to phase buildings like they never really did before. Price resistance in the core. Still a good market, just softer.
