A broker told my friend: 'Sir, 8% rental yield. Tension-free passive income.'

He bought a ₹1.5 Cr shop in Noida. Here's what actually happened.

Gross rent: ₹10,000/month = 8% yield. Looks great on paper.

Now peel the onion:
→ 30% income tax on rent = gone
→ 1.5% annual maintenance = gone
→ ~12% vacancy over a decade = gone
→ 2% re-leasing brokerage = gone
→ 0.5–1% property tax = gone

Net yield left: ~3.1%

Meanwhile, SBI FD today: 6.45% gross.
Post 30% tax → ~4.5% net.

The FD beats the shop. Sitting idle. Zero stress.

And if you sell the shop?
20% LTCG + 2% brokerage + 6–12 months to find a buyer.

The 'passive income' was never passive. It was a full-time illusion.

Remember:
Gross yield is the headline. Net yield is the truth.
Every asset class has a broker. None of them build you the real spreadsheet.
