Want brokers to send you the best off-market deals?
1. When you are sent a deal, respond within minutes and give feedback good or bad. Big one.
2. Be willing to pay them
3. Perform on deals that fit the criteria you gave said broker
Bonus points if you let them participate in the deal.
Sellers with a grossly overpriced deal really will just gaslight a buyer (and their broker) by saying the “buyer must not have enough money” lmao
In all seriousness, many are actually admitting they need someone to overpay.
@FCNightingale The Fitzroy (250 units) in my market, Rogers, AR was part of the March filing and headed to auction. Overpaid for them (set comp). Rents softened as a ton inventory was added. Not worth what’s owed on them today. Will be interesting to see who picks them up and at what price.
@molzer 95% of the time I see them come back at whatever the contract price is. Super frustrating. Makes me wonder what they do when there’s not a contract.
