I’m glad the President is admitting something that every homeowner blocking more housing is afraid to say out loud.

It’s true that the US’s higher GDP relative to Europe is partly explained by longer working hours rather than productivity.
But there’s another factor that’s often ignored: the US’s poor health and extractive healthcare system 🧵
@PAnticant354432@bf_crane Don't feel awful; it's an objectively good paragraph! Unfortunately, many people who don't like poetic prose or textured language have done a really good job at spreading the message that plain prose is inherently superior, but this isn't true!
The "banks as intermediaries" view is extremely useful, as long as you are clear on what they intermediate: it's not money, nor saving/investment; it's IOUs. In fact, your basic mental building block for finance should not be "borrowing money," it should be "writing an IOU."
If rents fall or all even just flat, returns are bad given the risk of building and operating rental housing. So investment in it collapses.
You can upzone all you want, but if the math doesn't math nobody is gonna build.
